Roofs become candidates for full replacement for several different reasons. There isn’t one set time length or lifespan, and each system has its own factors. A roof is a good candidate for replacement when the area of weakness on the roof is so widespread that it loses its ability to defend itself from elements of exposure like sun, wind, and rain. Consider these 5 things that lead to a replacement:

  • Hail damage
  • Curling shingles
  • Leaking seams & valleys
  • Loss of shingle granulation
  • Missing roof shingles

Roof replacement cost or estimate will include the sum of the material (square footage of your house x material cost) added to labor costs.

Our roofing contractors are trained to inspect the vital components of a roof, inside and out. This means we check things like attics and the decking of your roof from inside. We assess the outermost roofing material for signs of weakness or leaks. Our contractors also take special care to inspect where roof valleys meet, roof protrusions like skylights or chimneys, and the edge of your roof where water runoff is the highest volume.

There are many different kinds of shingles that have great durability. In our contractors’ experiences, we feel these two things are important.

  1. Architectural Shingles – Shingles with the best balance between performance and lifespan are usually architectural shingles. They are thick and sturdy.
  2. 30+ Year Lifespan – When choosing an architectural shingle, we recommend selecting one with a 30-year lifespan.
